Negotiator Summary:
Once all required documents are needed to begin the Short Sale process the negotiator makes sure that offer is still active on the property. If the offer is still active the negotiator begins the negotiation process with the agent on the sale of the property and also negotiates miscellaneous fees (i.e., painting, lawn care, etc.) on services rendered to the home. After documentation is received, the negotiator begins the analysis to determine if the selling price meets the Investor’s guidelines. The negotiator then sends the analysis to the Investor for approval. Once approved, the negotiator sends an approval letter to the agent and the closing team to move forward in the process.
In addition to the responsibilities of the mortgage loan transactions the operations/servicing loan servicing specialist, handles more complex transactions and is more skilled and tenured.
Works more independently than less seasoned specialists.
May assist with training and coaching of associates and/or distribution of work to associates.
May obtain credit reports, inspections, surveys, and title work.
Contacts customer with any questions or concerns.
Primary Responsibilities:
Managing the process of selling real estate within prescribed investor and department guidelines
Administering real estate sales responsibilities at locations nationwide
Managing a portfolio that consists of properties that have detailed guidelines and requirements that require management's authorization and approval
Minimizing losses on foreclosures through analysis, management, marketing, and liquidation of real estate owned properties by our company and our investors
Evaluating economics of the property (including BPO and appraisal analysis) for month-end figures and the best marketing disposition plans
Presenting listing agreements and counter-offers for supervisory approval
Providing marketing direction to brokers
Selecting and monitoring performance of brokers
Evaluating pre-foreclosure BPOs and appraisals to assist in bidding and buy-down analysis
Requirements:
Required Skills:
High School diploma or GED
Self-motivation, detail orientation and organizational skills
Ability to develop spreadsheets and other departmentally required documents
Ability to work on cross-functional teams
1+ years experience in real-estate for a broker or financial institution
Desired Skills:
Bachelor's degree in Business, Finance, or Real Estate
Knowledge of real-estate transactions-from listing of properties through closing of residential properties
